Developed by Newrock Partners, the mixed-use multifamily project receives Temporary Certificate of Occupancy and begins welcoming new residents

Oaklyn, a 11-story, mixed-use tower comprised of 274 apartment residences, over 19,000 square feet of ground-floor retail and developed by Newrock Partners, is now welcoming residents.

Set at 3333 North Federal Highway, Oaklyn received its Temporary Certificate of Occupancy on Sept. 15 and has begun welcoming residents. Oaklyn has unobstructed rooftop views of the cityscape and beaches, sleek finishes, art at every turn, and an abundance of amenities.

The apartment residences at Oaklyn has the latest features and finishes with flexible floor plans that range from studios to two bedrooms, spanning 451 to 1,172 square feet. Kitchens present modern backsplashes, soft-close Italian-inspired cabinetry, and quartz countertops and are equipped with stainless steel appliances. High ceilings and windows invite natural light, wood-look plank flooring and the work-from-home den spaces are available in select apartments. Leasing and property management is by Bozzuto.

“Our goal was to create an urban, walkable environment that still provided some suburban warmth. The starting point for us was a dated office complex with surface parking, and our ending point is the creation of a vibrant campus,” said Koby Assaraf, principal of Newrock Partners in astatement. “Conceptually, Oaklyn was designed to be an ecosystem of commercial and residential uses feeding off of each other, and hopefully now, the residents and tenants of Oaklyn will get to live that vision every day.”

Oaklyn has an extensive art program and showcases large-scale murals and custom creations by local artists, including Krave Art founder Daniel Fila and his team of commissioned artists: Ravi Superville, Brian Butler, Diana “Didi” Contreras, David Parise, and the late David Le Batard “Lebo.” The works pay homage to the area’s rich history and distinctive character, continually evolving and rotating to ensure a dynamic and ever-changing visual experience. Residents also have access to maker spaces and recording studios, providing abundant opportunities for creative pursuits.

The Oak Three, a rooftop experience offers vistas that span the city skyline and the Atlantic Ocean. The indoor/outdoor lounge invites socialization with an entertainment kitchen, communal games, art activations and a variety of lounge areas. It opens onto the resort-style rooftop pool deck, enhanced with a hot tub, outdoor dining and kitchen areas with grilling stations, and plush oversized day beds that face west, affording residents with unbeatable sunset views.

Health enthusiasts can visit the indoor and outdoor fitness center, with state-of-the-art equipment and a yoga room. Four-legged friends are also welcome in the pet-friendly building, complete with a pet spa to keep paws clean after a run in the dog park.

Technology features like electric vehicle charging stations and an automated package room are integrated to maximize convenience and security. Various amenities make working from home a breeze, including a lobby lounge featuring conference rooms, co-working stations, and private offices. In addition, the Bozzuto application offers residents a seamless channel to get in touch with the management team, facilitating package administration, maintenance requests, and the booking of select amenity spaces.
